'14-'11 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF COSTA MESA, CALIFORNIA, CHANGING THE ZONING OF PROPERTY IN THE GENERAL AREA OF TANAGER DRIVE AND GOLF COURSE DRIVE FROM Al TO Rl. THE CITY COUNCIL OF THE CITY OF COSTA MESA DOES HEREBY ORDAIN AS FOLLOWS: RECTION 1. All that portion of the fcllowing described real property is hereby placed and included in the Rl zone, to wit: That portion of the land allotted to Eduardo Polloreno, in the City of Costa Mesa, County of Orange, State of California, as described in the Final Decree of Parti- tion of the Rancho Santiago de Santa Ana, which was entered September 12, 1868, in Book "B", page 410 of Judgements of the District Court of the 17th Judicial District in and for Los Angeles County, California, described as follows: Beginning at the southeasterly corner of Tract No. 6758, shown on a map thereof recorded in Book 281, pages 20 through 22 of Miscellaneous Maps, records of said County of Orange, said point being in the norther- ly line of Lot A of the Banning Tract as shown on a map recorded in Book 3, page 161 of Miscellaneous Records of said Los Angeles County; thence along the easterly boundary of said Tract No. 6758, North 01 44' 31" West, 660.00 feet to the beginning of a tangent curve, con- cave westerly and having a radius of 650.00 feet; thence northerly along said curve 159.31 feet through a central angle of 141 02' 34" to an angle point in the boundary of said Tract No. 6758; thence continuing along said boundary, North 750 12' 55" East, 30.00 feet to an angle point in said boundary; thence leaving said boundary, North 890 15' 29" East, 545.42 feet parallel with said northerly line of Lot A of the Banning Tract; thence South 00 44' 31" East, 825.00 feet to said northerly line of Lot A of the Banning Tract; thence along said northerly line, South 890 15' 29" West, 555.10 feet to the Point of Beginning. Except therefrom that portion described as follows: Beginning at the southeasterly corner of said Tract No. 6758; thence along the easterly boundary of said Tract No. 6758, North 00 44' 31" West, 115.98 feet to the intersection thereof with the northerly right-of- way line of Tanager Drive, 60.00 feet in width, as described in the deed to the City of Costa Mesa re- corded in Book 10778, page 528 of Official Records of said County of Orange, said northerly right-of-way line being a curve, concave southwesterly and having a radius of 180.00 feet, a radial line of said curve from said intersection bears South 401 11' 39" West, said intersection being also the True Point of Beginning of this description; thence continuing along said easterly boundary, North 0° 44' 31" West, 544.02 feet to the beginning of a tangent curve, concave westerly and having a radius of 540.00 feet; thence northerly along said curve 159.31 feet through a central angle cf 14° 02' 34" to an angle point in the boundary of said Tract No. 6758; thence continuing along said boundary, North 750 12' 55" East, 30.00 feet to an angle point in said boundary; thence leaving said boundary, North 890 15' 29" East, 274.61 feet; thence South 0° 44' 31"" East, 770.00 feet to the northerly right-of-way line of said Tanager Drive as described in said deed; thence along said right-of-way line, South 890 15' 29" West, 174.25 feet to the beginning of a tangent curve, con- cave northeasterly and having a radius of 120.00 feet; thence westerly and northwesterly along said curve 103.59 feet through a central angle of 491 27' 30" to the beginning of a reverse curve, said reverse curve being that certain curve described above as being concave southwesterly and having a radius of 180.00 feet; thence northwesterly along said reverse curve 26.77 feet through a central angle of 8° 31' 20" to the True Point of Beginning of this description. SECTION 2. Pursuant to the provisions of Section 13-79 of the Municipal Code of the City of Ccsta Mesa, District Map B-6 of the City of Costa Mesa is hereby amended by the addition thereto of the Rl area described in Section 1 hereof. SECTION 3. This Ordinance shall take effect and be in full force thirty (30) days from and after its passage, and prior to the expiraticn of fifteen (15) days from the passage thereof, shall be published once in the Orange Coast Daily Pilot, a newspaper of general circulation, printed and published in the City of Costa Mesa, together with the names of the members of the City Council voting for and against the sair.e .
