A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
COSTA MESA,- CALIFORNIA, APPROVING TENTATIVE
TRACT MAP T-15211.
THE CITY COUNCIL OF THE CITY OF COSTA MESA DOES HEREBY RESOLVE
AS FOLLOWS:
WHEREAS, an application was filed by Carolyn B. Stocker, authorized agent for
Newport -Mesa Unified School District, with respect to real property located at 3100 Bear Street,
requesting a Tentative Tract Map to divide an approximate 10.8 -acre site into 82 lots, including
proposed private street improvements, common open space and perimeter setback areas, in the
PDR -LD (pending) zone; and
WHEREAS, a duly noticed public hearing was held by the Planning Commission on July
10, 1995; and
WHEREAS, the Planning Commission recommended approval of Tentative Tract Map
to the City Council by adoption of Planning Commission Resolution PC -95-42; and
WHEREAS, the City Council held a duly noticed public hearing on August 7, 1995;
NOW, THEREFORE, BE IT RESOLVED that, based on the evidence in the record and
the findings contained in Exhibit "A", and subject to the conditions contained in Exhibit "B",
the City Council hereby approved Tentative Tract Map T-15211 with respect to the property
described above.
PASSED AND ADOPTED this 7th day of August, 1995.

FINDINGS
APPL. T-15211
A. The proposed tract map satisfies standards set forth in Costa
Mesa Municipal Code Section 13 -443 -in that:
1. The creation of the subdivision and related improvements
is consistent with the General Plan and zone designations
of the property.
2. The proposed use of the subdivision is consistent with
the General Plan.
3. The subject property is physically suitable to
accommodate the subdivision.
4. The subdivision will not interfere with public utility
rights -of -way and/or easements.
B. An Initial Study was prepared, pursuant to the California
Environmental Quality 'Act. Althcuch the proposed project
could have an significant effect on t he environment, according
to the Initial Study and Negative Declaration, which reflect
the independent judgment cf. the City of Costa Mesa, there will
not be a sianif icart effect on the environment because
mitigation measures have been added to the project.
C. The project is exempt from ?_title 224, Transportation system
Management of Title 13, of the C:.sta Mesa Municipal Code.

Ping.• 1. The final map shall show easements or other
provisions for the placement'of centralized mail
delivery units, if applicable. Specific locations
for sVch units shall be to the satisfaction of the
Planning Division, Engineering Division, and the
U.S. Postal Service.
Eng. 2. Applicant shall comply with the requirements of the
Assistant City Engineer's letter. dated June 20,
1995 (copy attached).
CODE REQUIREMENTS
The following list of Federal, State, and local laws applicable to
the project has been compiled by Staff for the applicant's
reference. Any reference to "City" pertains to the City of Costa
Mesa.
Ping. 1. The final map shall show easements or other
provisions for the placement of centralized mail
delivery units, it applicable. Specific locations
for such units shall be to the satisfaction of the
Planning Division, Engineering Division, and the
U.S. Postal Service.
2. Pay Park fee prior to submittal of the final Tract
Map to City Council. Applicable fee shall be that
fee in effect at the time the final Map is approved
by City Council.
Eng. 3. Submit legal description for the areas or
dedication and plat of dedication areas, both
prepared by a civil engineer, and Title Report
update of subject property.
4. Submit nine copies and one duplicate mylar of
recorded tract map or signed plan to Engineering
Division, prior to occupancy.
