A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF COSTA MESA, CALIFORNIA, APPROVING
REVOCATION OF PLANNING ACTION PA -94-47.
THE CITY COUNCIL OF THE CITY OF COSTA MESA DOES HEREBY
RESOLVE AS FOLLOWS:
WHEREAS, an application was filed by Suresh Sheth with respect to real property
located at 2374 Newport Boulevard, 115 Santa Isabel Avenue, and 114 through 120 East Wilson
Street, requesting a Conditional Use Permit to allow the continued operation of the Coastal Inn
as an 86 -unit motel and one manager's unit in the C 1 zone; and
WHEREAS, a duly noticed public hearing was held by the Planning Commission on
November 28, 1994; and
WHEREAS, an interested party filed an appeal of said Planning Commission decision
on December 5, 1994; and
WHEREAS, the City Council held a duly noticed public hearing on January 3, 1995;
NOW, THEREFORE, BE IT RESOLVED that based on the evidence in the record and
the findings contained in Exhibit "A", the City Council hereby REVOKES Planning Action PA -
94 -47 with respect to the property described above.
PASSED AND ADOPTED this 3rd day of January, 1995.

EXHIBIT "A"
RESOLUTION NO. 95-2
FINDINGS
A. The motel use is not substantially compatible with developments in the same general area
and is materially detrimental to other properties within the area because of the condition
of the property and continuous storage of vehicles.
B. The conditional use permit for the motel use is materially detrimental to the health,
safety, and general welfare of the public or otherwise injurious to property or
improvements within the immediate neighborhood because the use permit is in violation
of the conditions of approval and Code requirements and, therefore, is in violation of
Zoning Codes.
C. The motel continues to permit illegal activities at the site, and prostitution and drug
problems continue.
D. There is documented evidence from the Orange County Environmental Health
Department of violations going back to March of 1989, and that this is not a recent
occurrence, but an on-going problem.
E. This motel has operated in its present condition as a public nuisance.
