ORDINANCE NO. 131
AN ORDINANCE OF THE CITY OF COSTA MESA, CALIFORNIA, AMENDING ORDINANCE
NO. 32, ENTITLED "AN ORDINANCE OF THE CITY OF COSTA MESA.. ESTABLISHING
LAND CLASSIFICATIONS IN DISTRICTS WITHIN THE INCORPORATED TERRITORY OF
THE CITY OF COSTA MESA, RF�,C#tii.A.TING THE USES OF PROPERTY THEREII�t,
ADOPTING A MAP OF SAID , DEFINING THE TERMS USED IN THIS ORDIN-

The City Council of the City of Costa Mesa, California, does ordain as
SECTION 1. Section 3.1 of Article III of Ordinance No. 32, entitled

is hereby amended to read as followas
"SECTION 3.1 ESTABLISHING DISTRICTS. In order to classify, regulate,
restrict and segregate the uses of land and buildings, to regulate and restrict
the height and balk of buildings, and to regulate the area"of yards and other
open spaces about buildings, and to regulate the density of population, seven
classes of zones are establish# to be known as follows

P-1. Professional and automobile parking district
D Cemetery district
C-1. Local business district

SECTION 2. A neer Article, to be known as "Article STI B" is hereby
added, to read as followas
"ARTICLE VI -B
D. CEMETERY DISTRICT
SECTION 6.1 usES PmaTTED
(a) All uses permitted in the R-1, R-2, R-4 and P-1 Districts
(b) Cemeteries and Mausoleums, provided, however, that each each
uses shall first require a Master Plan to be filed with the
City Council and approved by the City Council.
SECTION 6.2 BUILDTW HEIGHT LIM. Not to exceed thirty-five (35) feet,

SECTION 6.3. BUILDING SITE AREA REQUIRED. YARDS REQUIRED.
(a) Front yards. No building shall be erected closer than fifty
(50) feet to the center line of street or highway upon which
the building site fronts.
(b) Side yards. None except those buildings used solely for
dwelling purposes shall not be closer than five (5) feet to
the side lines of the lot.
(c) Rear yards. The depth of the rear yard shall not be less than
twenty-five (25) feet."
SECTION 3. ENACTMENT. This ordinance shall take effect and be in force
thirty (30) Aiya`'from and after its passage and prior to the expiration of fifteen
(15) days from its passage shall be published once in the costa Mesa Globe Herald,
a newspaper of general circulation, printed and published in the City of Costa Mesa,
together with the names of the members of the City Council voting for and against
the same.
