All work is to be done per City of Costa Mesa Building, Planning and Public Works Codes. In order to establish
standards of quality, the detailed specifications may refer to a certain product by name and/or from a major
manufacturer. This procedure is not to be construed as eliminating from competition other products of equal or
better quality by other manufacturers. The Contractor shall furnish the list of proposed desired substitutions prior to
signing the contract. All items listed on the work description, unless otherwise specified, shall include all patching
and finish work, including trim, hardware, patching and finish painting and/or staining. The Contractor is
responsible for all permits, fees, City business licenses,plans,etc
City of Costa Mesa Standard Rehabilitation Specifications applies to all items listed on work description.
Work Description: Estimate:
I. Water Heater: Provide and install a new water heater(same amount of
gallons). Per code, provide and install pressure relief valve with discharge $1,000
line, seismic strapping, and new gas line as needed. Also include new water
inlet lines as needed and shut-off valves and a new door with ventilation.
Obtain required permit and final inspection by the Building
Department.
2. Furnace: Remove existing FAU. Provide and install new FAU appropriate
for size of single family dwelling Obtain required permit and final $1,800
inspection from the Building Department.
3. Smoke Detectors: Provide and install hardwired smoke detectors in each
bedroom (3)and hallway(combo carbon monoxide)to bedrooms(1). $150
Obtain required permit and final inspection by the Building
Department.
4. Electrical: Remove and replace with new exterior receptacle located in
front of home to meet current Electrical Code requirements. $75
Rewire and ground electrical throughout the entire house to bring to current
Electrical Code requirements. $600
Obtain required permit and final inspection by the Building
Department.
5. Balcony: Remove and replace any compromised structural members for the
balcony, like for like,and properly remove all trash and debris. $3,200

Department. Obtain HOA approval prior to starting work.
6. Garage Door: Remove garage door motor and replace with new. Make any
necessary adjustments(rollers)to have the door work properly. Existing $350

7. Interior Paint: Prep, prime and paint interior walls,trim and ceiling of

10. Windows: Provide material and labor,coordinate removal of all windows
and 2 sliders (bedroom upstairs and dining room) Once removed, provide $4,600
and install new Superior or equal,dual glazed vinyl windows. Provide and
install weather-stripping,appropriate interior and exterior trim. Obtain HOA
approval.
I I. Front Security Screen Door: Remove existing front screen door. Provide and
install new white or beige colored screen door, hardware,and deadbolt. Rekey to $250
match existing. Obtain HOA approval.
12. Bathrooms: Remove existing,provide and install new water closets, vanities,
medicine cabinets and shower/tub in both bathrooms. Brand to be American $3,500
Standard or equal. Include new hoses and valves. Repair any water damage to
floors and walls.Obtain required permit and final from the Building
Department.
13. Water Damage: Repair walls,ceiling,floors,etc.throughout the house that have
water damage. Remove and replace all damaged structural membranes. $1,600

washer/dryer is located. Provide and install new exterior doors with
appropriate hardware, prep, prime and paint. Provide and install appropriate $700
