OPTION III redesignates the property to Low Density Residential
land use designation and rezones the property PDR -LD. This zone
would allow up to nine dwelling units which could be either
attached or detached. The maximum density would only be available
to a project meeting most of the criteria listed in Section 13-252
of the Costa Mesa Municipal Code. A project meeting only the
minimum development standards would be allowed four units. While
the densities allowed by this arrangement would be compatible with
surrounding uses, the development would probably take the form of
townhouses. The Planned Development Ordinance does not specify
setbacks along interior property lines and these would largely be
determined by the constraints of site design.
