This process has greatly improved the overall aesthetic of our community. As an association, we have an architectural review committee that determines if the windows meet our standards as to regularity and appearance. We do indeed know that any new windows (i.e., those windows ensconced where previously there weren't any) require a city permit, and we require that our members procure those before we ourselves approve them. However, for the record, in this same period we have had no single homeowner approach us concerning the demands or policies of the city concerning replacing old glass windows with vinyl ones. MANACPMENT January 18, 2005 Russ Spittler 2332 Ticonderoga Costa Mesa, CA 92626 RB: Monticello HOA • Structural Changes Due to Window Replacement Dear Homeowner: The Monticello Board of Directors wishes me to inform you that in the past five years, the Board has not been informed of ANY resident being required to make structural changes when changing out a standard wood-cased, glass paned window with the new vinyl-cased, glass windows. • The association does not allow such structural changes since these are not single-family homes but PUD's. Furthermore, the association's CC &R's state that structural changes of this nature shall be restricted due to the potential for improper weatherproofing and possible damage in the future. The Board of Directors has allowed homeowners to "swap out"wood-cased windows for vinyl-cased windows with the understanding that the stucco will not be harmed in anyway during the replacement,therefore no structural changes will be made.
