Dear Mr. & Mrs. Schober:
The following is a list of deficiencies at this address discovered
by our inspection on April 16, 1996. Mr. Schober was present at
the time of inspection.
1) Electrical and plumbing work has been performed without first
obtaining required plumbing and electrical permits from the
City of Costa Mesa. ie: installation of jacuzzi tub, hot tub,
and water piping to lawn sprinkler system.
2) Electrical service has double and triple lugging.at circuit
breakers, unfused feeder conductors to subpanel, open knockouts
in subpanel dead front etc. The main service panel needs to be
replaced with a panel which has capacity for enough circuit
breakers so that each circuit is protected by it's own circuit
breaker. The subpanel below the existing main service can be
incorporated into the new service.
3) Receptacle in den/dining area is loose in outlet box. This
outlet box is not flush with the wood wall paneling.
4) Nonmetallic sheathed cable wiring in garage is exposed to
damage.
5) Cord wiring with open splices to fluorescent light fixtures in
the garage.

Water heater lacks drain to exterior on temperature/pressure

9) Elevate water heater in garage so that the gas burners are
located ax least eighteen (18'�) inches above the garage floor.
10) PVC water piping has been installed on the interior of the
garage.
Please submit applications for permits to the Building and Safaty
counter on the second floor of the Costa Mesa City Hall at 77 Fair
Drive in Costa Mesa, within (10) days of the date of this letter.
The work shall be completed, inspected, and approved within thirty
(30)•days of Che date of this letter.
