Special Requirements.:
1. Construction of concrete residential sidewalks in the parkway and
drive approaches, on 21st Street and Elden Avenue, at owner's expense,
under the direction of the City Engineer.
2. A drainage plan shall be submitted to the Engineering Department prior
to the issuance of a Building Permit. -
3. Tree planting compatible with the area in the parkway, under the
direction of the Street Superintendent.
4. Fire extinguishers to be provided as per Fire Department requirements.
5. Adequate interior driveway and parking area lighting subject to the
approval of the Director of Planning.
6. All utilities shall be placed underground.
7. Enclosed trash area shall be provided, location and size subject to
Planning Department approval.
8. Landscaping required, as shown on approved plan made a part of this
CUP, subject to the approval of the Director of Planning.
9. Approval of this application will approve the submitted plot plan of
development which shall serve as a Precise Plan. Deviations from the
Precise'Plan will not be permitted without Planning Commission approval.
