The survey indicated the following: 1. In order to salvage existing construction, the drainage around the new units cannot be accomplished by a graded swale as shown on the Site Plan. A one percent grade cannot be accomplished without considerable demolition. To avoid demolition, I suggest that a concrete ribbon gutter be constructed with the high point at the mid-rear of the units, at a flow-line elvation of 102.70, which is 0.70✓below the lowest finished floor elevation of the two new units. The ribbon gutter would be concrete 24"wide, 6" thick, with a Jiro( 1/2" reverse crown at the cent The concrete gutter would /,l ie' flow around each unit at 0.32% grade and exit at the end of the N4^ parking space in front of each unit. The City' s minimum grade for such a device is 0.30%. 2. The sump pump size and location is such that it would be effective only for nuisance water and minor storms. In the event of major storms, the open area in the vicinity of the two new units will pond up to elevation 101.70 at which point it will then drain to 21st Street via the existing concrete driveway. The ponding will be localized in the vicinity of the sump drain inlet and will be pumped dry during and after the storm.
