Work Description
EXTERIOR
1. REAR FENCING: Provide m.:terial and labor to 3emolish existing
fence at rear of property and dispose of off-site. Construct new
dog-eared cedar fence of like height. Construct fence uaing
galvanized nails or scre� fastenera. Posts �o be of redwood or
pressure treated aet a m.aximum of 10' intervuls. Paint with a
solid staixi of aimilar c•olor or ae specified by owner.
In addition; replace on�� fence post in east =ence outside kitchen
to stablize.fence.
2. FRONT WEST FENCING: Pro�•ide material and labor to demolish
exiating fence and construct new of same dimensions from sidewalk
to rear of garage. Construct Eence using galvanized nails or
screw fasteners. Posts to be of redwood or pressure treated set a
� maximum of 10''interval�. Paint with a solid stain of similar
color or as specified by owner.
3. ROOF: Remove existing roofing, and dispose or off-site. Install
new 30'year composition 3hingle roof. Include new felt, drip edge
and replacing or painting existing roof jack�. Replace existing
rafters, raftertails, starter boards and roo�' sheeting as needed.

4. REPLACEMENT WINDOWS; Provide material and labor to remove
existing eight(8) sash windows and dispose of off-site. Repair
and replace stucco moldings and trim and install vinyl single
hung, dual glaze block windows. Windows are to be weather
stripped and have appropriate finished interior and exterior
trim. Windows are to have grids.
5. Termite: Contractor to order termite inspection report, cure
recommendations as indicated and tent building as recommended.
6. EXTERIOR PAINT: Prep exterior trim by removing all peeling paint.
Sand, putty, and prime all areas as needed. Prep stucco and wood
siding and patch as needed, trench perimeter to 6 inches below
grade. Paint with two coats of Vista, Sinclair, or Dunn Edwards
paint. Owner to select color.
7. BROKEN WINDOW: Replace broken window pane in living room window.
8. EXTERIOR DOOR: Provide matezial and labor to remove anci dispose
of off-site existing storage room door(near chimney) and replace
with similar solid core exterior door with weather stripping,
door shoe, hardware and threshold.
9. OVERHEAD GARAGE DOOR: Remove existing overhead garage door and
dispose of off-site. Provide material and labor to install a new
medium quality overhead sectional paneled galvanized steel door
complete with all required hardware. Owner to select style and
color from samples provided by contractor. Door is, to inciude
medium quality y� HP screw drive garage door opener. Price to
include providing power source with switches to operate light
over laundry and light in middle of garage.
10. REPLACE EXTERIOR LIGHT FIXTURE: Provide material and labor to
dispose of old light fixture at kitchen porch and front of house
and install new ($25 per fixture). Fixture to be approved by
owner.
11. TREE REMOVAL: Remove tree outside kitchen to below grade level
and dispose of off-site. Remove adjacent concrete and repour
concrete to eliminate tripping hazard.
INTERIOR
12. FLOORING; Provide material and labor to install new Congoleum
Futura sheet goods in hall bathroom and kitchen (approx $15/ sq
yard) . Prep areas needed to remove all imperfections to assure
smooth installation surface.
13. COPPER RE-PIPE: Provide material and labor to completely repipe
house, water lines not to be visible. Include all required patching
due to repipng to match existing interior and exterior textures.
14.CEILING REPAIR: Repair and paint stain in ceiling bedroom.
Replace molding around window and caulk and paint as needed. Replace
termite eaten case molding near front door, caulk and paint as
needed to closely match existing.
15. MASTER and HALL BATH FAUCETS: Provide material and labor to
replace sink faucets with Price Pfister faucets with new flex water
lines. Owner to select faucet from samples provided by contractor.
16. FRONT AND REAR DOOR DEADBOLT: Provide material and labor to
install Kwikset or better deadbolt in front and rear doors.
17. SMOKE DETECTORS: Provide and install smoke detectors to code,

18. Toilets: Provide material and labor to dispose of existing
toilets off-site and install new medium quality American Standard
toilet complete with all required hardware, new shut off valve, a
flexible wire mesh water line, seat and seat cover. Owner to select
new toilet from samples pzovided by contractor.
19. 100 AMP Service: Provide material and labor to remove and
install new 100 AMP 12 circuit breaker panel and service. Provide
required exterior and interior wall repairs to match existing.
Contractor is to comply with all applicable Building Department
Codes and Southern California Edison Company requirements.

off-site existin et, pad, and tack strips in living room,
dining room, familyroom an . tall new tack strips and medium
