Please take the original �asement Deed signed and executed by
you and the original Easement Deed signed and executed by
Michael C. Dwaileebe to the Planning Department of the City of
Costa Mesa. It is suggested that this be done in person with
your contractor, so that there is no question but that the
building permit wi11 be issued to you at the time of your
delivery o£ the easement deeds.
I sincerely doubt that you wi11 encounter any difFiculties with
the city, as I understand from your architect that all problems
relating to parking and/or the improvement of the proposed street
and cu2 de sac have been cleared. As I indicated to you before,
no bond is being required by the city relative to the improve-
ments of the cu1 de sac and street. On the other hand, I am
advised that no use and occupancy certificate will be issued
until the improvements are approved by the city. I am also en-
closing your copy of agreement with Mr. Dwaileebe that he is to
be put to no cost or expense relative to the i_mprovements of the
proposed cul de sac. I am forwarding hi.m copies of the easement
deed executed by him and of the agreement.

THIS AGREEMENT is entered into at Costa Mesa, California,

MICHAEL C. DWAILEEBE, hereinafter referred to as First Party, and
SAINT CICERO and LULU MAE CICERO, hereinafter referred to as
Second Party,
WITNESSETH:
WHEREAS, the parties hereto are owners of contiguous proper-
ty which properties also abut on a proposed extension of Farad
Street in the City of Costa Mesa, California; and
WHEREAS, the parties hereto by this Agreement do hereby
desire to provide for the necessary dedication by easement deed
of property to the City of Costa Mesa, California, for the purpose
of providing for a terminus of Farad Street and the improvement of
a portion of the area as part of a cul-de-sac at the terminus. of
said Farad Street extension; and
WHEREAS, said terminus and cul-de-sac as to purtions thereof
cover property owned by the parties hereto;
NOW, THEREE'ORE, the parties hereto agree more particularly
as follows:
Each of the parties hereto will grant by easement deed to
the City of Costa Mesa, California, property described in those
certain easement deeds ��1593 and ��1592 approved as to description
by 0. Wilson, right-of-way agent.
IT IS FURTHER UNDERSTOOD AND AGREED that in connection with
the improvements to be constructed on the property owned by Second
Party affected by the said easement deeds, that in addition to
such improvements, Second Party will also, as per the instructions
of the City of Gosta Mesa, through its authorized representatives,
undertake to improve that portion of the extension of Farad Street
