AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF COSTA MESA,
CALIFORNIA, CHANGING THE ZONING OF PORTIONS OF LOT 26,
FAIRVIEW FARMS, FROM R2 AND Cl TO R3 -CP.
THE CITY COUNCIL OF THE CITY OF COSTA MESA DOES HEREBY ORDAIN AS
FOLLOWS:
SECTION 1. All that portion of the following described real property is
hereby placed and included in the R3 -CP Zone, to wit:
Those portions of Lot 26 of Fairview Farms, as shown on a Map recorded
in book 8, page 71, of Miscellaneous Maps, records of Orange County,
California, described as follows:
Parcel 1. Beginning at a point 413.50 feet Easterly from -the Westerly
line of said lot, measured at right angles therefrom, and 293.00 feet
Northerly from the Southerly line of said lot, measured at right angles
therefrom, running thence Northerly, parallel with the Westerly line of
said lot, 84.00 feet; thence at right angles Westerly, parallel with the
Southerly line of said lot, 263.50 feet; thence at right angles Southerly,
parallel with the Westerly line of said lot, 84.00 feet; thence at right
angles Easterly, parallel with the Southerly line of said lot, 263.50
feet to the point of beginning.
Parcel 2. An easement for street purposes and pipe lines for the
conveyance of gas and water over the Easterly 60.00 feet of the
Westerly 443.50 feet of said Lot 26 of Fairview Farms.
Excepting therefrom that portion thereof included in Parcel 1.
Parcel 3. The West 150.00 feet -of the North 55.00 feet of the South
314.00 feet of said'Lot 26 of Fairview Farms.
Parcel 4. Commencing at a point 314.00 feet North of the intersection
of the North line of Nineteenth Street and the East line of the 20 -foot
alley running along the Westside of said Lot 26; running thence East,
parallel to the North line of Nineteenth Street 150.00 feet; running
thence North 62.00 feet parallel to the West line of said Lot 26;
running thence West, parallel to the North line of Nineteenth Street
150.00 feet; thence South 62.00 feet to the point of beginning.
Excepting from Parcels 1, 3, and 4 hereinbefore described, an undivided
one-half interest in all oil, gas, or other hydrocarbon products in or
under said land, but without the right to go upon said land and develop
oil, gas, or hydrocarbon substances, as reserved in the deed from E. A.
Spaulding and wife, recorded December 6, 1920, in book 390, page 164 of
Deeds.
SECTION 2. Pursuant to the provisions of Section 9230.4 of the Municipal
Code of the City of Costa Mesa, District Map B-3 of the City of Costa Mesa is
hereby amended by the addition thereto of the R3 -CP area described in Section
1 hereof.
�- SECTION 3. This Ordinance shall take effect and be in full force thirty
(30) days from and after its passage, and prior to the expiration of fifteen

(15) days from the passage thereof shall be published once in the ORANGE COAST
DAILY PILOT, a newspaper of general circulation, printed and published in the
City of Costa Mesa, together with the names of the members of the City
Council voting for and against the same.

Number 74-19 was introduced and considered section by section at a regular
meeting of said City Council held on the 19th day of February, 1974, and there-
after passed and adopted as a whole at a regular meeting of said City Council
held on the 4th day of March, 1974, by the following roll call vote:

NOES: COUNCILMEN: None
ABSENT: COUNCILMEN: None
