AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF COSTA MESA, CALIFORNIA,
CHANGING THE ZONING OF A PORTION OF
LOT 705, NEWPORT MESA TRACT, FROM
R2 to R3.
THE CITY COUNCIL OF THE CITY OF COSTA MESA DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1. There is hereby placed and included in the R3 zone, all that
real property located at 789 and 791 West 18th Street, to wit:
1980-1981. Assessor Parcel Number 424-051-01,02.

That portion of the West one-half of Lot 705, of the Newport Mesa Tract, in
the City of Costa Mesa, County of Orange, State of California, as per map
recorded in Book 5, Page 1, Miscellaneous Maps, in the office of the County
Recorder of said County, described as follows:
Beginning at the Northwesterly corner of said lot, thence Easterly along the
North line of said Lot 705, 110 feet; thence Southerly, parallel with the
Westerly line of said lot, 130 feet; thence Westerly parallel with the Northerly
line of said lot, 110 feet to the Westerly line of said lot; thence Northerly
along said Westerly line, 130 feet to the point of beginning.
EXCEPTIONS
An easement for street and highway purposes as set forth in an instrument
recorded in Book 10198, Page 250, Official Records, over that portion of said
land described as follows:
A. All that land lying within a strip of land measured 40.00 feet Easterly from
the centerline of Placentia Avenue.
B. All that land lying Northwesterly of a curved line having a radius of 27.00
feet concave Southeasterly and tangent to the Easterly line of Parcel A
above described and tangent to a line lying 30.00 feet southerly of and
parallel to the centerline of 18th Street.

The East 55.00 feet of the West 165.00 feet of the North 130.00 feet of Lot 705,
Newport Mesa Tract, in the Costa Mesa County Water District, City of Costa Mesa,
County of Orange, State of California, as per map recorded in Book 5, Page 1,
Miscellaneous Maps, in the office of the county recorder of said county.
SECTION 2. Pursuant to the provisions of Section 13-79 of the Municipal
Code of the City of Costa Mesa, District Map B2 of the City of Costa Mesa, copy
of which is on file in the office of the;Planning Division, is hereby amended by
the addition thereto of the R3 area described in Section 1 hereof.
SECTION 3. This Ordinance shall take effect and be in full force thirty (30)
days from and after the passage thereof, and prior to the expiration of fifteen (15)
days from its passage shall be published once in the ORANGE COAST DAILY PILOT, a
newspaper of general circulation, printed and published in the City of Costa Mesa or,
in the alternative, the City Clerk may cause to be published a summary of this Ordi-
nance and a certified copy of the text of this Ordinance shall be posted in the
office of the City Clerk five (5) days prior to the date of adoption of this Ordi-
nance and within fifteen (15) days after adoption, the City Clerk shall cause to be
published, the aforementioned summary and shall post in the office of the City Clerk
a certified copy of this Ordinance together with the names of the members of the
City Council voting for and against the same.
