AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF COSTA MESA,
CALIFORNIA, CHANGING THE ZONING OF THAT PORTION OF THE LAND
ALLLO TED TO JAMES McFADDEN AS DESCRIBED IN THE FINAL DECREE
OF PARTITION OF THE RANCHO SANTIAGO DE SANTA ANA FROM PDR -LD
AND PDR -MD TO PDR -HD AND PDC.
THE CITY COUNCIL OF THE CITY OF COSTA MESA DOES HEREBY ORDAIN AS

SECTION 1. There is hereby placed and included in the PDR -HD and PDC
zones, all that real property located southwest of the intersection of Bear
Street and South Coast Drive, 1983-84 Assessor Parcel Numbers 412-481-02
and 412-481-03, situated in the City of Costa Mesa, County of Orange,
State of California, to wit:

That portion of the land allotted to James McFadden as described in
the final decree of partition of the Rancho Santiago de Santa Ana, a
certified copy of which was recorded September 12, 1868, in Book "B",
Page 410 of Judgements of the District Court in and for Los Angeles
County, California, in the City of Costa Mesa, County of Orange,
State of California, described as follows:
Beginning at the intersection of the centerline of South Coast Drive
with the centerline of San Leandro Lane as shown on a map of Tract
No. 6639 recorded in Book 287, Pages 15 to 17, inclusive, of Miscel-
laneous Maps, in the office of the County Recorder of said Orange
County; thence north 0051105" west 690.16 feet along said centerline
of San Leandro Lane to a point on the north line of the land described
in deed recorded in Book 5504, Page 323 of Official Records in the
office of said County Recorder; thence north 89°35113" east 676.21
feet along said north line to a point of the westerly line of Tract
No. 7718 as shown on a map recorded in Book 303, Pages 35 through 40
of said Miscellaneous Maps; thence south 0°51'05" east 84.00 feet
along said west line to an angle point therein; thence south 55145'20"
east 166.72 feet along the southwesterly line of said Tract No. 7718
to the most southerly corner thereof, said point being on a curve
concave southeasterly and having a radius of 840.00 feet, a radial
line to said point bears north 38°29140" west; thence south 38°29'40"
east 200.02 feet along said radial; thence south 33119'26" east 49.00
feet to a point on a non -tangent curve concave southeasterly and
having a radius of 800.00 feet, a radial to said point bears north
33019'26" west; thence southwesterly 72.20 feet along said curve
through a central angle of 5110'14"; thence south 51030120" west
153.62 feet to the beginning of a tangent curve concave northwesterly
and having a radius of 800.00 feet; thence southwesterly 515.84 feet
along said curve through a central angle of 36056148" to a point of
tangency with the easterly prolongation of said centerline of South
Coast Drive; thence south 88027108" west 301.51 feet along said
prolongation to the point of beginning.
Contains 12.157 acres.

That portion of the land allotted to James McFadden as described in
the final decree of partition of the Rancho Santiago de Santa Ana, a

east 1328.62 feet along said southerly line and the easterly extension
thereof to a point on the centerline of Bear Street; thence south

northeast corner of that certain parcel of land condemned by the
State of California for freeway purposes by decree recorded January
25, 1966, in Book 7820, Page 552 of Official Records in the office of
said County Recorder; thence along the lines of said land condemned
by the State of California the following courses and distance: south

to a point on a line parallel with and 50.00 feet easterly, measured
at right angles, frcn the southerly extension of said centerline of

parallel line; thence south 89°08'55" west 50.00 feet to the southerly
extension of said centerline; thence north 0°51105" west 3.78 feet
along said southerly extension to the point of beginning.
Excepting therefrom that portion thereof described as follows:
Beginning at the intersection of the centerline of South Coast Drive
with the centerline of San Leandro Lane as shown on a Map of Tract

laneous Maps, in the office of the County Recorder of said Orange

SECTION 2. Pursuant to the provisions of Section 13-79 of the Costa
Mesa Municipal Code, District Map D-9 of the City of Costa Mesa, a copy of
which is on file in the office of the Planning Division, is hereby amended
by the addition thereto of the PDR -HD and PDC areas described in Section 1
hereof.
SECTION 3. This Ordinance shall take effect and be in full force
thirty (30) days fron and after the passage thereof, and prior to the
expiration of fifteen (15) days from its passage shall be published once in

the ORANGE COAST DAILY PILOT, a newspaper of general circulation, printed
and published in the City of Costa Mesa or, in the alternative, the City
Clerk may cause to be published a summary of this Ordinance and a certified
copy of the text of this Ordinance shall be posted in the office of the
City Clerk five (5) days prior to the date of adoption of this Ordinance,
and within fifteen (15) days after adoption, the City Clerk shall cause to
be published the aforementioned summary and shall post in the office of
the City Clerk a certified copy of this Ordinance together with the names
of the members of the City Council voting for and against the same.
