AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
COSTA MESA, CALIFORNIA, CHANGING THE ZONING OF
1600, 1604, 1648-1670 NEWPORT BOULEVARD, 186-198
EAST 16TH STREET, 1605 ORANGE AVENUE, AND 141
EAST 17TH STREET, FROM C2 TO Cl.
THE CITY COUNCIL OF THE CITY OF COSTA MESA DOES HEREBY ORDAIN AS
FOLLOWS:
SECTION 1. There is hereby placed and included in the C1 (Local
Business Commercial) zone all that real property located at 1600, 1604
(westerly portion), 1648-1670 Newport Boulevard, 186-198 East 16th Street,
1605 Orange Avenue, and 141 East 17th Street (southeast corner of East 17th
Street and Newport Boulevard), to wit: 1985-86 Assessor Parcel Numbers
425-432-06, 07, 08, and 09; 425-423-14, 15, 16, 17, 19, 20, 22, and 24;
and a portion of 425-432-03, situated in the City of Costa Mesa, County of
Orange, State of California, described in Exhibit A and shown in Exhibit B,
attached hereto.
SECTION 2. Pursuant to the provisions of Section 13-79 of the Costa
Mesa Municipal Code, District Map G1 of the City of Costa Mesa, copy of
which is on file in the office of the Planning Division, is hereby amended
by the addition thereto of the Cl area described in Section 1 hereof.
SECTION 3. This Ordinance shall take effect and be in full force
thirty (30) days from and after the passage thereof, and prior to the
expiration of fifteen (15) days from its passage shall be published once in
the ORANGE COAST DAILY PILOT, a newspaper of general circulation, printed
and published in the City of Costa Mesa or, in the alternative, the City
Clerk may cause to be published a summary of this Ordinance and a certified

copy of the text of this Ordinance shall be posted in the office of the
City Clerk five (5) days prior to the date of adoption of this Ordinance,
and within fifteen (15) days after adoption, the City Clerk shall cause to
be published the aforementioned summary and shall post in the office of
the City Clerk a certified copy of this Ordinance together with the names
of the members of the City Council voting for and against the same.

Lot 52 of the Newport Heights Tract as it is shown on a map recorded
in Book 4, Page 83 of Miscellaneous Maps, Records of the County
Recorder, Orange County, California.
EXCEPTING therefrom the southeasterly 120.00 feet of the northeasterly
130.00 feet thereof.
ALSO EXCEPTING therefrom the westerly 120.00 feet of the easterly
240.00 feet of the northeasterly 175.00 feet thereof.

map recorded in 'Book 4, Page 83 of Miscellaneous Maps, Records of the
County Recorder, Orange County.' California, described as follows:
BEGINNING at the centerline intersection of 17th Street and Orange
Avenue, as shown on .said map, thence along said centerline of 17th
Street north 49058152" west 582.00 feet to a point on a line parallel
with and distant northwesterly 582.00 feet from said centerline of
Orange Avenue; thence along said parallel line south 40001108" west
93.98 feet to the TRUE POINT OF BEGINNING, being an angle point in
the boundary of the land described in that certain Corporation Grant
Deed to Walter C. Boice, recorded July 20, 1984, as Document No.
84-300605, of Official Records of said Orange County, said angle point
being the easterly terminus of a nontangent curve concave southerly
and having a radius of 597.00 feet; thence continuing along said
parallel line south 40001108" west 236.17 feet to the southwesterly
line of said lot 82; thence north 49058152" west 286.543 feet; thence
north 14030139.45" .west 23.40 feet to the beginning of a nontangent
curve concave southerly and having a radius of 597.00 feet; thence
northeasterly, easterly and southeasterly along said nontangent curve
through a central-angle of 36055112.95" an arc distance of 384.69 feet
