AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF COSTA MESA CHANGING THE ZONING OF PORTIONS OF CERTAIN REAL PROPERTY AT THE NORTHWEST CORNER OF PAULARINO AVENUE AND BEAR STREET FROM Al TO R1 AND C1 -CP. The City Council of the City of Costa Mesa does hereby ordain as follows: SECTION 1. All that portion of the following described real property is hereby placed and included in the R1 Zone, to wit: A portion of Lot 2, Block C, Berry Tract as shown on a map thereof recorded in Book 9, page 6 of Miscellaneous Records, Los Angeles County, California, described as follows: Beginning at the intersection of the westerly line of said Lot 2 with the north line of the south one-half of said Lot 2; thence easterly along said north line 160 feet to a line parallel with said westerly line; thence southerly, along said parallel line, 357 feet to the beginning of a tangent curve, concave northwesterly, having a radius of 180 feet; thence southerly and southwesterly along said curve an are distance of 128.3 feet to a tangent line; thence southwesterly along said tangent line 15 feet; thence south- easterly, at right angles to said tangent line, 110 feet to the beginning of a tangent curve, concave northeasterly, having a radius of 970 feet; thence southeasterly along said curve an are distance of 208.56 feet; thence south- westerly, radial to said curve, 134 feet, to the north line of Paularino Avenue, 66 feet in width; thence North 880 55' 00" West, along said north line, 55 feet; thence North 500 04' 34" West 100.10 feet to an angle point; thence North 500 00' 32" West 208.63 feet to the westerly line of the previously mentioned Lot 2, said point being 193.81 feet, along said westerly line, northerly of the north line of said Paularino Avenue; thence northerly, along said westerly line 603.1 feet to the point of beginning. SECTION 2. All that portion of the following described real property is hereby placed and included in the C1 -CP Zone, to wit: A portion of Lot 2, Block C, Berry Tract as shown on a man thereof recorded in Book 9, page 6 of Miscellaneous Records, Los Angeles County, California, described as follows: Beginning at a point in the north line of the south one-half of said Lot 2, said point being 160 feet easterly, along said north line, from the westerly line of said Lot 2; thence southerly along a line parallel with said westerly line 357 feet to the beginning of a tangent curve, concave northwesterly, having a radius of 180 feet; thence southerly and southwesterly along said curve an arc distance of 128.3 feet to a tangent line; thence southwesterly along said tangent line 15 feet; thence southeasterly, at right angles to said tangent line, 110 feet to the beginning of a tangent curve, concave northeasterly, having a radius of 970 feet; thence southeasterly along said curve an, arc distance of 208.56 feet to a non -tangent line; thence easterly, along said non -tangent line 37.31 feet to a non -tangent curve, concave north- westerly, having a radius of 625 feet; thence northeasterly and northerly along said curve an are distance of 366.84 feet to a tangent line said tangent line being the westerly line of Bear Street, 50 feet in width; thence northerly along said westerly line 324.4 feet to the previously mentioned north line of the south one-half of said Lot 2; thence westerly, along said north line 337.1 feet to the point of beginning. SECTION 3. Pursuant to the provisions of Section 9230.4 of the Municipal Code of the City of Costa Mesa, District Map D-8 of the City of Costa Mesa is hereby amended by the addition thereto of the R1 and C1 -CP areas described in Sections 1 and 2 hereof. SECTION 4. This Ordinance shall take effect and be in full force thirty (30) days from and after its passage, and prior to the expiration of fifteen (15) days from the passage thereof shall be published once in the ORANGE COAST DA= PILOT, a newspaper of general circulation, printed and oublkshed in the City of Costa Mesa, together with the names of the members of the City Council voting for and against the same.
