AN ORDINANCE OF THE CIT`: COUNCIL OF THE CIT: OF COSTA ',TSA

:IESA VERDE DRIVE EAST, BETWEEN ADAMS AVENUE AND THE PROPOSED
GOLF COURSE ROAD, FROM R1 AND Al TO R2 -CF, R3 -CP AND C1 -CP.
The City Council of the City of Costa P:esa does hereby ordain as follows:
SECTION 1. All that portion of the following, described real property is
hereby placed and included in the R2 -CP Zone, to wit:
All that real property in the City of Costa Mesa, County of Orange, State of
California, being a portion of Section 9, Township 6 South, Range 10 West,
San Bernardino Base and Meridian in the 2760.54 acre parcel of land allotted
to Eduardo Pollereno in decree of partition of the Rancho Santiago de Santa
Ana, recorded in Book B, page 410 of Judgements of the 17th Judicial District,
September 12, 1868, in and for Los Angeles County, California. Said parcel
of land is described as follows:
Beginning at a point in the southerly line of Adams Avenue (100.00 feet wide)
as recorded in Book 6724, page 68 in the office of the Recorder, Orange County,
California, a distance of 1202.00 + feet west and measured at right angles to
the westerly line of Fairview Tract, as shown on a map recorded in Book 25,

South 00 0' 40" East a distance of 552.00 + feeta thence North 75d 56' 46"
East, a distance of 30.00 feet; `hence North 89 59' 10" East, a distance
of 371.00 + feet; thence North 00 0' 40" best a distance of 544.00 + feet
along a line to its intersection with the south line of Adams Avenue; thence
westerly a distance of 400.00 + feet along the south line of Adams Avenue to
the point of beginning in this description, containing approximately 5.0 acres.
SECTION 2. All that portion of the following described real property is
hereby placed and included in the R3 -CP Zone, to wit:
All that real property in the City of Costa Mesa, County of Orange, State of
California, being a portion of Section 9, Township 6 South, Range 10 best,
San Bernardino Base and t'eridian in the 2760.54 acre parcel of land allotted to
Eduardo Pollereno in decree of partition of the Rancho Santiago de Santa Ana,
recorded in Book B, page 410 of Judgements of the 17th Judicial District,
September 12, 1868, in and for Los Angeles County, California. Said parcel of
land is described as follows:

a distance of 544.00 + feet; thence North 890 59' 20" East, a distance of
175.00 + feet; thence South 000 00' 40" East, a distance of 547.15 feet to a
point on a non -tangent curve, concave southeasterly, having a radius of 330.00
feet, a radial line to said point bears North 650 23' 28" )Test; thence north-
easterly along said curve through a central angle of 310 24' 5005, an arc dist-
ance of 180.93 feet, thence tangent to said curve North 560 01' 22" Fast, a
distance of 454.07 feet; thence northwesterly and northerly along a line par-
allel im and a distance of 300.00 feet west, measured at right angles from the
westerly line of Mesa Verde Drive East (an 80.00 foot street), as recorded in
Book 7403, page 789 and Book 7800, page 75 in the office of the Recorder, Orange
County, California, to its intersection with the south line of Adams Avenue;
thence westerly along the south line of Adams Avenue to the point of beginning,.
containing approximately 10.9 acres.
SECTICYJ 3. All that portion of the following described real property is
hereby placed and included in the C1 -CP Zone, to wit:
All that real property in the City of Costa Mesa, County of Orange, State of
California, being a portion of Section 9, Township 6 South, Range 10 West,
San Bernardino Base and Meridian in the 2760,54 acre parcel of land allotted
to Eduardo Pollereno in decree of partition of the Rancho Santiago de Santa Ana,
recorded in Book B, page 410 of Judgements of the 17th Judicial District,
September 12, 1868 in and for Los Angeles County, California, and a portion of
Fairview Tract as shown on a map, recorded in Book 25, page 76 of Miscellaneous
Records of Los Angeles County, California. Said parcel of land is described
as follows:'
Beginning at a point in the southerly line of Adams Avenue, as recorded in
Book 5908, page 266, in the office of the Recorder, Orange County, California,
a distance of 300.00 feet, measured at right angles, to the westerly line of
Mesa Verde Drive East (an 80.00 foot street), as recorded in Book 7403, page 789,
and Book 7800, page 75; thence easterly along the southerly line of said Adams
Avenue to its intersection with the westerly line of Mesa Verde Drive East;
thence easterly, southeasterly and southerly along the tangent curve thereof,
having a radius of 27.00 feet concave southwesterly, through a central angle of
910 12' 35", an arc distance of 42.98 feet; thence southerly along the westerly
line of said Mesa Verde Drive East, a distance of 393.50 feet, to its intersection
with a tangent curve, concave northeasterly, having a radius of 540.00 feet;
thence southeasterly along said curve, a distance of 135.47 feet, to its inter-
section with a tangent curve having a radius of 17.00 feet, concave northwesterly;
thence southeasterly, southerly and southwesterly along said curve to its inter-
section with a tangent line bearing South 560 O1' 22" West; thence along said
line a distance of 284.35 feet to its intersection with a line parallel to the
westerly line of Mesa Verde Drive East, distant therefrom 300.00 feet measured
at right angles; thence northwesterly and northerly to its intersection with
the southerly line of Adams Avenue, the point of beginning in this description,
containing approximately 4.6 acres.
SECTION 4. Pursuant to the provisions of Section 9230.4 of the Municipal Code of
the City of Costa Mesa, District Map B-6 of the City of Costa Mesa is hereby
amended by the addition thereto of the R2 -CP, R3 -CP and C1 -CP areas descri])ed
in Sections 1, 2 and 3 -hereof.
SECTION 5. This Ordinance shall be in force thirty (30) days from and after
its passage, and prior to the expiration of fifteen (15) days from the passage thereof
shall be published once in the ORANGE COAST DA= PINT, a newspaper of general circulation
printed and published in the City of Costa Mesa, together with the names of the members
of the City Council voting for and against the same.
