It will be incumbent upon the owner and/or developer to comply with the following
conditions before final occupancy can be granted by the Planning Department. When you are
ready for final inspections, it will be ne cessary for you to contact the various Departments
of the City involved and obtain their signed release on this form. It is advisable to give
the appropriate department forty-eight (48) hours notice so that an inspection may be scheduled.

Engr. 1. Installation of Portland Cement Concrete Driveway App
roaches per City of Costa Mesa Standard Plan, at
• owner's expense. The size, type and location shall
be approved by the Traffic Engineer.
Engr. 2. In cases where existing curb cuts not to be used,
they shall be replaced with standard curb and gutter,
at owner's expense, under the direction of the
Engineering Dept.
Plann. 3. Prior to issuance of Building Permits, developer
shall obtain necessary street work permits author-
izing construction as indicated in 1 and 2 above.
Plann. - 4: All on-site utility services (Edison and Telephone)
shall be installed underground.
Plann. -- 5. Provide trash enclosure facilities consisting of a
Portland Cement Concrete pad circumscribed by a
6 ft. high opaque (Masonry - wood - block) fencing
and latching gate. The location to be coordinated
with the Planning Department.
Plann. ' 6. All landscaped planters shall be densely planted and
provided with irrigation facilities (sprinklers).
Parks 7. Owner-developer is required to purchase and plant
' trees in the City parkway area, under the direction
of the Parks Dept. Size, quantity, species and
locations must be coordinated with the Parks Dept.

Plann. 8. Open parking areas shall be separated from the
street property line by landscaping in planters.
Size and spacing of plants as required to visually
screen adjacent parking.
Plann. 9. A 5' high decorative concrete block wall, 5' from
the front property line shall separate the parking
spaces from the planter to screen the parking,
subject to the City's fencing standards.
Plann: 10. All landscaped planters, except those located next
to the decorative block wall(No. 9) shall be
separated from the parking areas and driveways by a
6" high concrete curb.
11. Fencing shall be coordinated with the Planning Dept.
