Linda Way Santa Ana, CA 92704 SUBJECT: Failure to maintain the rental property located at: <_2032 Santa Ana Ave., Costa Mesa Dear Ms. Brown: The building located at 2032 Santa Ana Avenue, in the City of Costa Mesa, California, which according to our information is either owned or controlled by you, was investigated by the Health Department on June 10, 1983. The following conditions were found to exist in violation of the Housing Code as adopted by this community. VIOLATIONS 1 . A. Heavy damage by water infiltration was observed in the living room ceiling, next to the door to the patio. There is a hole 18 inches by 16 inches in this ceiling, and the area surrounding it is heavily deteriorated and loose. There are signs of damage by water infil - tration in other areas of this ceiling. B. There are cracks and signs of water infiltration in the walls above the entrance door and the door to the patio area. C. There are signs of damage by water infiltration in three areas of the ceiling of the bedroom next to the living room. D. There are cracks in the kitchen ceiling, above the stove and above the 3-door white cabinet. E. There are signs of damage by water infiltration in the ceiling of one of the bathrooms, and the plaster is deteriorating and crumbling. F. There is a broken glass panel in the window of the bedroom located • straight down from the first bedroom. G. There are signs of damage by water infiltration in the ceiling near the window of the bedroom mentioned in item F. N McBrown Enterprises -2- ie 20, 1983 1. cont. These are violations of Chapter 10, Section 1001 , (b) , 13, and (h) , 1 and 2. A. Repair these damaged areas of the ceiling, and the roof as needed , to provide weather protection for this rental unit. B. Repair these damaged walls. C. Repair these damaged areas of the ceiling, and the roof as needed, to provide weather protection for this rental unit. D. Repair these cracks. E. Repair this damaged area, and the roof as needed, to provide weather protection for this rental unit. F. Replace the broken glass panel . G. Repair this damaged area, and the roof as needed, to provide weather protection for this rental unit. These conditions render the building substandard as defined by Section H-1001 , Chapter 10, of the Housing Code of the City of Costa Mesa. Any building or portion thereof found to be substandard shall be repaired , rehabilitated, demo- lished, or removed in accordance with the procedure specified in Section 203 of the Building Code of Costa Mesa. Correction of these items shall be complete within 30 days after receiving this notice, or appropriate legal action will be initiated for the abatement of this condition. A reinspection of the premises will be made to determine compliance. Before commencing any corrective work, all necessary permits are to be obtained from the Building Department of the City of Costa Mesa.
