AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF COSTA MESA
AMENDING ARTICLE 2 OF. CHAPTER IX OF THE MUNICIPAL CODE OF
THE CITY OF.COSTA MESA BY THE ADDITION THERETO OF DIVISION
V-A, SINGLE FAMILY RESIDENTIAL DISTRICT - WATERFRONT, AND
DIVISION VIII -A, MULTIPLE RESIDENTIAL DISTRICT - WATERFRONT.
The City Council of the City of Costa Mesa does hereby ordain as follows:
SECTION 1. Article 2 of Chapter IX of the Municipal Code of the City of
Costa Mesa is hereby amended by the addition thereto of Division V-A, comprising
Sections 9255.1 to 9255.4, inclusive, to read as follows:
"DIVISION V-A
R1 -W -- SINGLE FAMILY RESIDENTIAL
DISTRICT -- WATERFRONT
Sec. 9255.1 Uses Permitted.
1. Single family dwelling units.
Sec. 9255.2 Property Development Standards.
1. Minimum lot area -- 4000 square feet.
Water area shall not exceed thirty-three and one-third
(331/3) percent of total lot area.
2. Minimum lot width -- Thirty-five (35) feet.
3. Maximum building height - Thirty-five (35) feet.
4. Maximum population density -- One (1) family dwelling unit
per building site.
Sec. 9255.3 Yard Area Required.
1. Front yawl -_ Five (5) feet from property line.
2. Side yard -- Ten (10) percent of average width of lot with
the following minimum and maximum:
Minimum -- 3 feet.
Maximum -- 3 feet, six (6) inches.
3. Rear yard -- Ten (10) feet measured from the bulkhead line.
Sec. 9255.4 Accessory Buildings and/or Structures.
1. Accessory buildings and/or accessory structures shall be per-
mitted to be built to one side property line and said accessory
buildings or structures may be attached to the main dwelling."

SECTION 2. Article 2 of Chapter I% of the Municipal Code of the City of
Costa Mesa is hereby amended by the addition thereto of Division VIII -A, comprising
Sections 9285.1 to 9285.4, inclusive, to read as follows:
"DIVISION VIII -A
R4 -W -- MULTIPLE RESIDENTIAL
DISTRICT -- WATERFRONT
Sec. 9285.1 uses Permitted.
1. All uses permitted in the R1 -W District.
2. Multiple dwelling groups, apartment houses, bungalow courts,
two-family residential u nits, three-family residential units.
Sec. 9285.2 Property Development Standards.
1. Minimum lot area -- 4000 square feet.
Water area shall not exceed thirty-three and one-third (33-1/3)
percent of total lot area.
2. Minimum lot width __ Thirty-five (35) feet.
3. Maximum building height -- Thirty-five (35) feet.
4. Maximum population density -- Not to exceed four (4) dwelling
*nits per building site.
Sec. 9285.3 Yard Area Required.
1. Front yard _- Five (5) feet from the property line.
2. Side yard -- Interior lot, main structure: Ten (10) percent -
of average width of lot with the following
minimum ars* maximum:
Minimum __ 3 feet.
Maximum __ 3 feet, six (6) inches.
3. Side yard __ Corner lot, main structure: Same as interior
lot except that sight distance tridngle, as
described by City standards, shall be required.
4. Rear yard _- Ten (10) feet, except where bulkhead line is
located in a side yard, said setback shall be so
established as to provide ten (10) feet from
bulkhead line and rear yard shall be reduced to
side yard requirement.
Sec. 9285.4 Accessory Buildings and/or Structures.
1. Accessory buildings and/or accessory structures shall be per-
mitted to be bu*lt to one side property line and said accessory
ba ildings or structures may be attached to the main dwelling.
SECTION 3. This Ordinance shall take effect and be in full force thirty (30)
days from and after its passage, and prior to the expiration of fifteen (15) days
from the passage thereof shall be published once in the ORANGE COAST DAILY PILOT, a
newspaper of general circulation, printed and published in the City of Costa Mesa,
together with the names of the members of the City Council voting for and against the
same.
