ORDINANCE NO. 63-21
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF COSTA MESA
CHANGING THE ZONING OF CERTAIN PORTIONS OF THE FAIRVIEW
TRACT C04ONLY KNCWN AS THE ORANGE COAST COLLEGE PROPERTY
FROM I & R TO R3 AND Cl.
The City Council of the City of Costa Mesa does hereby ordain as
SECTION 1. All that portion of the following described real property
is hereby placed and included in the Cl Zone, to wit:
PARCEL 1: The Westerly 250.00 feet of the Southerly 410.00 feet
of those portions of Blocks 0, P, S, T, W, X, A.A., B.B., E.E.,
and F.F. of Fairview, in the City of Costa Mesa, County of Orange,
State of California, as per map recorded in Book 25, Pages 77 and
78 of Miscellaneous Records, in the office of the County Recorder
of Los Angeles County, California, together with those portions of
Myrtle Avenue, Chestnut Avenue, Walnut Avenue, Palm Avenue, Ivy
Avenue, Cherry Street and Banana Street, as shown on said map and
vacated by order of the Board of Supervisors of said Orange County,
June 16, 1942, a certified copy of which was recorded June 20, 1942,
in Book 1135, Page 566 of Official Records and that portion of
Fairview Avenue now known as Harbor Boulevard as shown on said map
that is included within the following described lines:
Beginning at the intersection of the centerline of Harbor Boulevard
and Adams Avenue; thence South 06 OS' 40" West, 1050.74 feet along
said centerline of Harbor Boulevard; thence East 84.91 feet; thence
South 30.00 feet to the true point of beginning; thence East 170.22
feet to the beginning of a tangent curve, concave Southerly, having
a radius of 90.00 feet; thence Southeasterly 31.99 feet along said
curve through a central angle of 200 21' S1" to the beginning of a
tangent reverse curve, concave Northwesterly, having a radius of
70.00 feet; thence Easterly, Northeasterly and Northerly 159.71 feet
along said curve through a central angle of 1300 43' 42" to the
beginning of a tangent reverse curve, concave Easterly, having a
radius of 70.00 feet; thence Northerly 31.99 feet along said curve
through a central angle of 200 21' 51"; thence North 880.06 feet to
the beginning of a tangent save, concave Southeasterly, having a
radius of 25.00 feet; thence Northerly, Northeasterly and Easterly
39.27 feet along said curve through a central angle of 90° 00' 00";
thence East 235.91 feet, to the beginning of a tangent curve, concave
Northerly, having a radius of 1060.00 feet; thence Easterly along
said curve to a line parallel with and East, 897.46 feet, measured
along the centerline of Myrtle Avenue from the centerline of said
Harbor Boulevard as said Myrtle Avenue is shown on a map filed in
Book 19, Page 45 of Records of Surveys in the office of the County
Recorder of Orange County; thence South 1464.40 feet; thence West
837.46 feet; thence North 00° 05' 40" East, 385.04 feet, to the
beginning of a tangent curve, concave Southeasterly, having a radius
of 25.00 feet; thence Northerly, Northeasterly, and Easterly, 39.23
feet along said curve through a central angle of 89° 54' 20" to the
true point of beginning.
PARCEL 2: Those portions of Blocks 0, P, S, T, W, X, A.A., B.B.,
E.E., and F.F. of Fairview, in the City of Costa Mesa, County of
Orange, State of California as per map recorded in Book 25, Pages
77 and 78 of Miscellaneous Records, in the office of the County
Recorder of Los Angeles County, California, together with those
portions of Myrtle Avenue, Chestnut Avenue, Walnut Avenue, Palm
Avenue, Ivy Avenue, Cherry Street and Banana Street, as shown on
said map and vacated by order of the Board of Supervisors of said
Orange County, June 16, 1942, a certified copy of which was

the true point of beginning; thence East 199.23 feet to the beginning
of a curve, concave Southwesterly, having a radius of 25.00 feet;
thence Easterly, Southeasterly and Southerly, 39.27 feet, along said
curve through a central angle of 90° 00' 00"; thence South 910.74
feet to the beginning of a curve, concave Northwesterly, having a
radius of 25.00 feet; thence Southerly, Southwesterly, and Westerly,
39.27 feet along said curve through a central angle of 90° 00' 00";
thence West 200.72 feet to the beginning of a curve, concave North-
easterly, having a radius of 25.00 feet; thence Westerly, Northwesterly
and Northerly 39.31 feet along said curve through a central angle of
900 05' 40"; thence North 00 05' 40" East, 910.74 feet to the beginning
of a curve, concave Southeasterly having a radius of 25.00 feet; thence
Northerly, Northeasterly, and Easterly, 39.23 feet, along said curve
through a central angle of 890 54' 20" to the true point of beginning.
PARCEL 3: Those portions of Blocks A, B, G, H, K and L of Fairview,
in the City of Costa Mesa, County of Orange, State of California, as
per map recorded in Book 25, Pages 77 and 78 of Miscellaneous Records,
in the office of the County Recorder of Los Angeles County, California,
together with those portions of Cypress Avenue, Elm Avenue, Myrtle
Avenue and Cherry Street, shown on said map and vacated by order of
the Board of Supervisors of said Orange County, June 16, 1942, a
certified copy of which was recorded June 20, 1942, in Book 1135,
Page 566 of Official Records and that portion of Fairview Avenue, now
known as Harbor Boulevard as shown on said map described as a whole
as follows:
Beginning at the intersection of the centerline of said Harbor
Boulevard and said Myrtle Avenue as said intersection is shown on
a map, filed in Book 19, Page 45 of Records of Surveys, in the
office of the County Recorder of said Orange County; thence North
0° 05' 40" East, 826.92 feet, along said centerline of Harbor
Boulevard; thence East 60.00 feet, to the true point of beginning
of the land herein described; thence continuing East 493.64 feet;
thence South 766.92 feet, to a lire 60.00 feet Northerly of, measured
at right angles, and parallel to the centerline of said Myrtle Avenue;
thence West, along said parallel line, 469.86 feet, to the beginning
of a tangent rive, concave Northeasterly, having a radius of 25.00
feet; thence Westerly, Northwesterly and Northerly, along said curve,
through a central angle of 90° 05' 40", 39.31 feet, to a line 60.00
feet Easterly of, measured at right angles, and parallel with the
centerline of said Harbor Boulevard; thence North 00 05' 40" East,
along last mentioned parallel line, 741.88 feet, to the true point
of beginning.
SECTION 2. All that portion of the following described real
property is hereby placed and included in the R3 Zone, to wit:
PARCEL 4: Those portions of Blocks 0, P, S, T, W, X. A.A., B.B., E.E.,
and F.F. of Fairview, in the City of Costa Mesa, County of Orange,
State of California, as per map recorded in Book 25, Pages 77 and
78 of Miscellaneous Records, in the office of the County Recorder
of Los Angeles County, California, together with those portions
of Myrtle Avenue, Chestnut Avenue, Walnut Avenue, Palm Avenue, Ivy
Avenue, Cherry Street and Banana Street, as shown on said map and
vacated by order of the Board of Supervisors of said Orange County,

parallel with and East 897.46 feet, measured along the centerline
of Myrtle Avenue from the centerline of said Harbor Boulevard as
said Myrtle Avenue is shown on a map filed in Book 19, Page 45
of Records of Surveys in the office of the County Recorder of
Orange County; thence South 1464.40 feet; thence West 837.46 feet;
thence North 000 05' 40" East, 385.04 feet, to the beginning of a
tangent nave, concave Southeasterly, having a radius of 25.00
feet; thence Northerly, Northeasterly, and Easterly, 39.23 feet
along said curve through a central angle of 890 54' 20" to the
true point of beginning, EXCEPT the Westerly 250.00 feet of the
Southerly 410.00 feet thereof.
SECTION 3. Pursuant to the provisions of Section 9230.4 of the Municipal
Code of the City of Costa Mesa, District Map C-6 of the City of Costa Mesa is
hereby amended by the addition thereto of the C1 area described in Section 1 and
the R3 area described in Section 2 hereof.
SECTION 4. This Ordinance shall take effect and be in full force
thirty (30) days from and after its passage, and prior to the expiration of fifteen
(15) days from the passage thereof shall be published once in the ORANGE COAST
DAILY PILOT, a newspaper of general circulation, printed and published in the
City of Costa Mesa, together with the names of the members of the City Council
voting for and against the same.
