AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
COSTA MESA, CALIFORNIA, CHANGING THE ZONING OF A
PORTION OF THE AREA KNOWN AS THE IRVINE INDUSTRIAL
COMPLEX, FROM COUNTY PLANNED COMMUNITY GROUP II TO
CITY Cl -CP AND M1 -CP, IN ACCORDANCE WITH SECTION
65859, CALIFORNIA GOVERNMENT CODE.
The City Council of the City of Costa Mesa does hereby
ordain as follows:
SECTION 1. All that portion of the following described
real property is hereby placed and included in the M1 -CP Zone, with
the exception of the following Site A and Site B:
Those portions of Lots 140, 141, 142 and 143 in Block 6, and those
portions of Lots 133, 134 and 135 in Block 7, all of Irvine's
Subdivision, in the County of Orange, State of California, as per
map recorded in Book 1, page 88 of Miscellaneous Records, in the
office of the County Recorder of said County, included within the
following described lines:
Beginning at the intersection of the centerline of Red
Hill Avenue with the centerline of Briggs Avenue, as
said intersection is shown on the map of Tract No. 5769,
as per map recorded in Book 210, page 10 of Miscellan-
eous Maps, records of said County; thence, along said
centerline of Red Hill Avenue, North 400 37' 45" East,
3718.47 feet; thence South 490 22' 15" East, 55.00
feet; thence North 430 48' 32" East, 880.50 feet;
thence South 850 26' 23" East, 142.05 feet to the begin-
ning of a tangent curve concave Southwesterly and hav-
ing a radius of 1700.00 feet; thence Southeasterly,
along said curve, through a central angle of 240.651.

of said Red Hill Avenue: thence along last said center-
line North 400 38' 32" East, 693.44 feet to the begin-
ning of a tangent curve concave Westerly and having a
radius of 1200.00 feet; thence Northerly, along last
said curve, through a central angle of 440 56' 03",
an arc distance of 941.10 feet; thence, tangent to last
said curve, North 40 17' 31" West, 709.35 feet to the
beginning of a tangent curve concave Southeasterly and
having a radius of 1200.00 feet, last said curve being
tangent at its Northeasterly terminus with the South-
westerly prolongation of that certain course hereinbefore
described as "North 400 37' 45" East, 3718.47 feet;"
thence Northeasterly, along last said curve, through a
central angle of 440 55' 16", an arc distance of 940.83
feet to last described point of tangency; thence, along
said prolongation, North 400 37' 45" East, 266.93 feet
to the point of beginning.
SECTION 2. All those portions of the following described
real property known as Site A and Site B are hereby placed and included
in the C1 -CP Zone:
SITE A
That portion of Block 6 of Irvine's Subdivision in the County of
Orange, State of California, as per map filed in book 1, page 88
of Miscellaneous Maps, in the6ffice of the County Recorder of
said County, described as follows:
Beginning at the intersection of the centerline of Red Hill
Avenue, 100 feet wide, with the centerline of Baker Street
East, 80 feet wide, as said intersection is shown on the map
of Tract No. 6956, as per map filed in book 261, pages 42
through 46 of Miscellaneous Maps, records of said County;
Thence, along the said centerline of Red Hill Avenue, North
400 37' 45" East, 869.45 feet to its intersection with the
centerline of Paularino Avenue, 80 feet wide, as last said
intersection is shown on the map of Tract No. 7076, as per
map filed in book 269, pages 13 and 14 of Miscellaneous
Maps, records of said County;
Thence, along said centerline of Paularino Avenue, South
490 21' 09" East, 877.26 feet to its intersection with the
centerline of Airway Avenue, 80 feet wide, as last said
intersection is shown on said map of Tract No. 7076;
Thence, along the said centerline of Airway Avenue and its
Southwesterly prolongation, South 280 47' 44" West, 620.45
feet to the beginning of a tangent curve concave North-
westerly and having a radius of 1200.00 feet;
Thence, Southwesterly, along said curve, through a central
angle of 110 50' 01", an arc distance of 247.84 feet to a
point of tangency with the Northeasterly prolongation of
the centerline of Airway Avenue as shown on the said map of
Tract No. 6956;
Thence, along last said prolongation, South 400 37' 45" West
85.82 feet to its intersection with the said centerline of
Baker Street East;
Thence, along last said centerline, North 490 22' 15" West,
1030.00 feet to the point of beginning.
SITE B
That portion of Block 7 of Irvine's Subdivision in the County
of Orange, State of California, as per map filed in book 1,
page 88 of Miscellaneous Maps, in the office of the County
Recorder of said County, described as follows:
Beginning at the most Easterly corner of Lot 5 of
Tract No. 7076, as per map filed in book 269, pages 13
and 14 of Miscellaneous Maps, records of said County;
Thence, along the Northeasterly line and its Northwesterly
prolongation of said Lot 5, North 610 12' 16" West, 490.00
feet to its intersection with the centerline of Airway
Avenue, 80 feet wide, as said centerline is shown on said
map of Tract No. 7076;
Thence, along said centerline and its Northeasterly pro-
longation, North 280 47' 44" East, 230.00 feet;
Thence, South 610 12' 16" East, 490.00 feet to an inter-
section with the Northeasterly prolongation of the South-
easterly line of said Lot 5;
Thence, along last said prolongation, South 280 47' 44"
West, 230.00 feet to the point of beginning.
SECTION 3. Pursuant to the provisions of Section 9230.4 of
the Municipal Code of the City of Costa Mesa, the appropriate District
Map or Maps of the City of Costa Mesa shall be compiled and is/are hereby
amended by the addition thereto of the M1 -CP and C1 -CP areas described
in Section 2 hereof.
SECTION 4. This zone change is made pursuant to Section
65859, California Government Code, and shall become effective and be in
full force at the same time that proposed Red Rill Annexation No. 1
becomes effective, and prior to the expiration of fifteen (15) days from
second reading and adoption thereof shall be published once in the ORANGE
COAST DAILY PILOT, a newspaper of general circulation, printed and
published in the City of Costa Mesa, together with the names of the members
of the City Council voting for and against the same.
